Local knowledge
Know the ground in Vancouver.
01
Built on glacial till
Most of the city sits on dense glacial till and sands left by the last ice age, a stable base for foundations. The False Creek Flats and parts of the downtown shoreline are different: they are built on fill placed over former tidal flats.
02
Ground zero for leaky condos
Vancouver was hit hardest by the leaky-condo crisis of the 1980s and 1990s. Many buildings have since been rainscreened, so strata minutes and depreciation reports often tell you more about a building than its age does.
The housing we see in Vancouver
Downtown, the West End and Fairview are dominated by strata units, while the east side and the west-side neighbourhoods south of 16th Avenue are mostly detached homes, many with suites and decades of renovations layered over the original construction.
