Local knowledge

Know the ground
in Surrey.

01

Uplands and lowlands

Newton, Fleetwood and Guildford sit on upland glacial till, while the Serpentine and Nicomekl river valleys are low, peaty floodplain. A home’s position between the two affects drainage and settlement.

02

Clay that holds water

Many Surrey neighbourhoods have dense, clay-rich soils that drain slowly. Working perimeter drains and good grading make a real difference to basement and crawlspace moisture.

The housing we see in Surrey

Surrey grew outward through the 1980s, 90s and 2000s, so much of its housing is newer than in Vancouver – but many homes from the 1970s and 80s are now at the age where roofs, drains and plumbing need replacing.

What we watch for here

  • Original perimeter drain tile on 1970s and 80s homes
  • Poly-B plumbing in homes from the late 1980s to mid-1990s
  • Suite conversions and permits
