Local knowledge

Know the ground
in Coquitlam.

01

Mountainside living

Westwood Plateau and Burke Mountain climb the edge of the Coast Mountains, on glacial till over granitic bedrock. Steep lots mean retaining walls, drainage and slope-side foundations deserve a careful look.

02

Maillardville’s mill-town roots

Maillardville was founded in 1909 by French-Canadian workers at the Fraser Mills sawmill, and it is still home to some of Coquitlam’s oldest housing.

The housing we see in Coquitlam

Coquitlam has three distinct housing eras: post-war homes in Maillardville and Austin Heights, the hillside subdivisions of the 1990s on Westwood Plateau, and a new wave of towers and townhomes since the Evergreen Line opened in 2016.

What we watch for here

  • Drainage and retaining walls on hillside lots
  • Poly-B plumbing in 1990s Westwood Plateau homes
  • Deficiencies in new Burke Mountain builds
