Local knowledge

Know the ground
in Richmond.

01

A city behind dikes

Richmond sits on the Fraser River delta, about one metre above sea level on average, and is protected by roughly 49 kilometres of dikes. That’s why you’ll find crawlspaces and slab foundations instead of basements.

02

Soft delta soils

The ground is made of deep river silts, sands and peat. Buildings here are often built on preloaded or densified ground, and settlement cracks are something we watch for in older homes.

The housing we see in Richmond

Most of Richmond’s housing was built after 1970, and the city has added thousands of strata units around No. 3 Road and the Canada Line since the 2000s. Detached homes are mostly slab-on-grade or crawlspace builds – basements are rare here.

What we watch for here

  • Crawlspace moisture and settlement
  • Window seals and ventilation in newer strata units
  • Builder deficiencies in new construction
