Like a car, a house needs regular check-ups. A little maintenance each season prevents most of the expensive problems we find during inspections. Here’s a simple checklist built for the Lower Mainland’s wet winters and dry summers.

Fall: get ready for the rain

  • Clean gutters and make sure downspouts carry water away from the house.
  • Look over the roof for lifted or missing shingles and heavy moss.
  • Service the furnace or heat pump and replace the filter.
  • Test smoke and carbon monoxide alarms and replace batteries.
  • Shut off and drain exterior hose bibs before the first frost.
  • Check weatherstripping on doors and windows.

Winter: watch for moisture

  • Wipe up window condensation and run bath fans to control humidity.
  • Clean or replace HRV filters.
  • After big storms, check the attic and ceilings for signs of leaks.
  • Keep an eye on the basement and crawlspace after heavy rain.

Spring: repair and refresh

  • Treat roof moss and clean gutters again.
  • Inspect exterior caulking around windows, doors and penetrations.
  • Clean the dryer vent all the way to the outside.
  • Check decks, railings and stairs for soft or loose boards.
  • Test the sump pump if you have one.

Summer: exterior projects

  • Paint or stain siding, trim and decks where needed.
  • Fix grading and landscaping that slopes toward the foundation.
  • Service air conditioning or the heat pump before the hottest weeks.
  • Trim trees and shrubs away from the roof and siding.
  • Look for signs of pests around the foundation and attic vents.

Every year

  • Check the age of the water heater, roof and furnace so you can budget for replacements.
  • Know where your main water shutoff and electrical panel are.
  • Keep receipts and records of work done. They help when it’s time to sell.
