Asbestos was widely used in building materials for decades because it’s strong, fire-resistant and inexpensive. In BC, homes built before 1990 may contain asbestos. That doesn’t mean an older home is a bad buy, but it’s worth understanding before you plan renovations.
Where asbestos can be found
- Vermiculite attic insulation. Loose, pebble-like insulation that’s grey-brown or silver-gold.
- Textured ceilings. Popcorn or stipple finishes.
- Drywall joint compound and plaster.
- Vinyl floor tiles and sheet flooring, and the adhesive underneath.
- Heating duct tape and pipe insulation.
- Stucco, roofing and some siding products.
Why it matters
Asbestos becomes a health concern when materials are damaged or disturbed and fibres are released into the air. Materials in good condition that are left alone are generally a lower concern. Sanding, cutting, drilling or demolition changes that.
Before you renovate
If you’re planning renovation or demolition work on a home built before 1990, WorkSafeBC requires a hazardous materials survey to identify asbestos and other hazardous materials before the work starts. Removal must be done by qualified professionals. Don’t disturb suspect materials yourself.
What a home inspection can tell you
A home inspector can point out materials that are commonly associated with asbestos, like vermiculite in the attic or older textured ceilings. Asbestos can only be confirmed by laboratory testing of a sample, so a home inspection won’t tell you for certain whether it’s present.
If suspect materials are noted, you can:
- Arrange testing by a qualified asbestos professional.
- Get removal quotes before subject removal if you plan to renovate.
- Leave materials in good condition undisturbed if no work is planned.
Buying an older home?
Older homes in Vancouver, Burnaby and across the Lower Mainland often have great bones and plenty of character. A thorough inspection helps you understand what you’re buying and plan for what comes next. See what’s included in a home inspection or get an instant quote.
