Do you need to get an inspection on a new build? YES!


Buying a newly constructed home doesn't guarantee it's free of defects. Even with municipal inspections and builder quality control, it's common for new homes to have deficiencies ranging from cosmetic issues to installation errors and incomplete work. A professional new build inspection helps identify these concerns before they become your responsibility.


At Foxhound Inspections, we provide comprehensive new build inspections throughout Vancouver, Richmond, Burnaby, Surrey, Coquitlam, Langley, Delta, New Westminster, North Vancouver, West Vancouver, and the Lower Mainland. What's Included in a New Build Inspection?

Our new build inspections are designed to identify construction defects, incomplete work, safety concerns, and cosmetic deficiencies before they become your responsibility. Every accessible component of the home is carefully evaluated, including:


  • Roofing (where safely accessible) 
  • Exterior siding, trim, flashing, soffits, fascia, and grading 
  • Foundation and visible structural components 
  • Electrical panels, outlets, switches, GFCIs, AFCIs, and visible wiring 
  • Plumbing fixtures, sinks, toilets, tubs, showers, and visible plumbing 
  • Heating and cooling systems, including furnaces, heat pumps, HRVs/ERVs, and accessible ductwork 
  • Insulation and ventilation 
  • Walls, ceilings, floors, doors, and windows 
  • Kitchen and bathroom cabinetry 
  • Built-in appliances 
  • Smoke and carbon monoxide alarms 
  • Attics and crawlspaces (where accessible) 
  • Balconies, decks, and exterior stairs 
  • Thermal imaging to help identify hidden temperature anomalies 
  • Moisture testing where signs of staining or water intrusion are present 
  • Visible signs of mold or moisture-related damage 
  • Visible signs of pest activity or wood-destroying insect damage 

Green Tape (Builder Deficiency) Inspection


We also perform green tape inspections, documenting visible cosmetic and workmanship deficiencies that should be corrected by the builder before or shortly after possession. Common items include paint imperfections, drywall damage, flooring defects, chipped countertops, cracked tiles, grout and caulking deficiencies, damaged cabinets, trim and baseboard defects, misaligned doors, loose hardware, improperly installed fixtures, and other finish-related concerns. These deficiencies are clearly documented with photographs and descriptions, making it easier to provide your builder with a comprehensive list of items requiring attention.


Following the inspection, you'll receive a detailed digital report with photographs, clear explanations, and practical recommendations, giving you a comprehensive record of the home's condition and helping ensure any deficiencies are addressed promptly.
